Madrid has more student housing options than any other Spanish city — which is exactly why choosing gets confusing. Here's the honest comparison, with real 2026 numbers.

Option 1: University residences (colegios mayores & residencias)

Price: 900-1.800€/month (often with meals included)

• ✅ Zero-effort living: meals, cleaning, activities, instant social circle
• ✅ Parents love them (security, supervision)
• ❌ The most expensive option by far
• ❌ Rules (visits, schedules), less independence
• ❌ Long waiting lists at the good ones; book by spring for September

Option 2: Room in a shared flat

Price: 485-730€/month depending on the district (see our price table by neighbourhood)

• ✅ Best price-to-independence ratio; the classic student experience
• ✅ Live where YOU want (near campus, near nightlife, near both)
• ✅ With professional operators: utilities and wifi included, individual contract, verified flats
• ❌ Flatmate lottery if you rent from a random landlord — mitigated by platforms that show who lives there (at Tripath you see age, occupation and nationality of current flatmates before booking)
• ❌ Scam risk on classifieds — never pay by wire transfer to a stranger

Option 3: Coliving

Price: 650-1.500€/month

• ✅ Designed community: events, coworking corners, all-inclusive billing
• ✅ Premium furnishing and services (weekly cleaning is common)
• ❌ Premium price for the same location
• ❌ Can feel more curated/corporate than an organic student flat

Whatever you choose: the contract rules

1. Never pay anything without a written contract (digital is fine and normal).
2. Deposit = usually one month, refundable; get the inventory in writing/photos.
3. Check what's included: utilities, wifi, cleaning, and any fair-use limits.
4. Pay by card through a payment gateway, never by wire transfer to individuals.
5. A room contract lets you register (empadronamiento) — which since June 2026 you NEED for the monthly transport card (see the new abono rule).

July. Residences: even earlier (spring). Every week later means fewer options at higher prices.

Can I visit before booking?

From abroad, usually not — which is why verified platforms with real photos, video and flatmate info exist. If a private landlord refuses ANY form of remote verification, walk away.

What documents do I need?
